HMO / Houseshares & Student Rooms

There is overlap between HMO’s/house shares and student lets and some student houses will be HMO’s.  Landlords must be very careful they know what they are doing to ensure regulations are followed.

If a property is a HMO letting the landlord has extra responsibilities such as ensuring gas and electric and fire safety regulations are followed and in place.  Additionally HMO lets may also need licensing and require multiple Assured Shorthand Tenancy (AST) agreements, one for each tenant.

Student houses can be done from one Assured Shorthand Tenancy where one tenant takes responsibility but this does make that tenant vulnerable to costs incurred by the others.  This often works as students are more likely to know one another in advance of renting together.  Student rooms are also let fully furnished unlike HMOs.

Properties that are managed by local authorities and other social housing landlords, such as housing associations, do not count as HMOs.

Before searching for your new house share its important to know some information in advance.  Think about where you want to live, perhaps within easy distance of work public transport, work or university.

Create an appropriate budget taking into account food, travel, bills (some bills may be included in your let) and insurance.

Decide what kind of accommodation you want such as en-suite and if your budget can accommodate this.

Time your search.  If you starting university you will need to have your accommodation in place before you start so act fast to get the best places.

If possible move with people you know.  However, if you can’t don’t worry as some life long friends can be made from house mates.
